A strong search starts with a lender conversation, a comfortable monthly payment and an honest list of priorities. Then we’ll compare different areas of interest by overall fit and price.

NO SURPRISE NUMBERS
Buyer costs can include the deposit, inspections, appraisal, lender and settlement charges, prepaid taxes and insurance, moving and the first projects after closing. Before you even write an offer, I can provide a net sheet with a helpful estimate of what you can expect to pay at closing.
Your earnest-money deposit is generally applied to the amount due at closing under the contract.
Leave room for inspections, moving, utility setup, repairs and a comfortable emergency reserve.
I want you to understand the estimates—not simply sign because a deadline is close.
COMPARE THE TRUE MONTHLY COST
Two similarly priced homes can have very different monthly costs. I’ll help you look at the current tax bill, special assessments, HOA dues and what the association actually provides before you decide.
Review the base property tax, voter-approved charges and any special assessments with your lender and the available property records.
Look at the dues, rules, amenities, insurance, reserves and any known transfer or special-assessment costs.
Price matters, but so do taxes, HOA dues, insurance, utilities and the maintenance the community may cover.
FROM OFFER TO KEYS
Price is only one piece. I’ll help you understand the deposit, financing, contingencies, closing date and seller credits, then keep the inspections, loan and escrow deadlines visible after the offer is accepted.
We’ll review comparable sales, competition and condition before deciding what to offer.
You’ll know what you’re agreeing to, what protects you and where the trade-offs are.

Before you spend a dime, let’s decide what will actually help your home show better. These are the same practical steps I walk through with my sellers—and you definitely do not have to tackle all of them alone.
YOUR PRE-MARKET CHECKLIST
You don’t need to remodel your whole house. A few thoughtful updates can help buyers focus on what they love instead of making a mental list of projects.
Move extra chairs, side tables, rugs and large floor plants out of the way. Clear walking paths make every room feel larger and let the best features stand out.
Light, modern neutrals help buyers picture their own things in the home. Touch up scuffs, baseboards and worn areas—and bring in a pro if a clean finish will be hard to achieve.
Trim the landscaping, clean the walkway and make the front door feel welcoming. A simple patio setup can also help buyers imagine enjoying the outdoor space.
If the dining room became an office or the loft became a catch-all, stage it so buyers immediately understand how the space could work for them.
Have carpets professionally cleaned and take care of obvious stains or damage. We’ll talk before you replace flooring so you don’t spend money where you won’t get it back.
Deep cleaning, fresh grout, updated hardware, mirrors, lighting and towels can make dated rooms feel brighter without taking on a full renovation.
That loose handle or dripping faucet may feel minor, but buyers notice. I can help you prioritize the list and connect you with trusted local people when you need a hand.
STAGING, WITHOUT OVERTHINKING IT
Staging isn’t about making your home feel empty or spending a fortune. It’s about creating a clean, comfortable space where buyers can picture their own life.
Pack, donate or toss what you won’t need before the move. Clear counters, closets and surfaces, then tuck away personal photos and collections.
Think beyond the everyday clean: carpets, grout, cabinets, windows, light fixtures, baseboards and the home’s exterior all matter.
Take care of pet, mildew and cooking odors at the source. If you add fragrance, keep it light and subtle—fresh is always better than overpowering.
Open blinds and curtains, clean the windows, replace burned-out bulbs and turn on every light before a showing.
Touch up dents, marks and worn baseboards. Soft neutral colors make rooms feel brighter and give buyers an easier backdrop for their own style.
Fresh flowers, a small plant or a bowl of fruit can warm up a room. Outside, mow, trim and tidy so the landscaping feels just as cared for.
Remove furniture that crowds a room or blocks a natural walkway. Buyers should be able to understand each space and move through it easily.
A simple place setting or centerpiece can make the dining area feel warm and ready for everyday life or entertaining.
Clean bedding and towels give bedrooms and bathrooms a crisp, finished look. White is an easy choice when you’re not sure what works best.
Fix the sticky doors, leaky faucets and other little issues before buyers see them. Small repairs send a big message that the home has been cared for.
FROM ACCEPTED OFFER TO CLOSING
Start with the seller-side transaction timeline, then use the full guide to stay ahead of disclosures, HOA documents, appraisal access, inspections, repair decisions, signing, recording, proceeds and the final handoff.
Complete escrow instructions, identity, vesting and statement-of-information requests promptly after acceptance.
Provide complete seller disclosures and order HOA documents and requested reports so the buyer can review them on time.
Make the property accessible and ready, with supporting information about improvements, features and permits when available.
Provide access, review the buyer’s request with me and decide whether to agree, counter or decline under the contract.
Finish agreed work, keep useful documentation and prepare the home for the buyer’s final walk-through.
Review final figures, sign seller documents and wait for escrow to confirm recording before releasing keys or possession.
DISCRETION, PATIENCE + A CLEAR PROCESS
I understand that communication and timing can be difficult. My role is to stay neutral, keep both owners informed, protect confidentiality and make the real-estate side of the process as organized as possible.
Your attorney, lender and tax professional can help clarify whether selling, refinancing or another arrangement is realistic.
I’ll communicate directly and consistently with both owners and document important decisions so no one is left guessing.
We’ll identify who is living in the home, how showings will work and what preparation is truly needed before listing.
Market data, condition and the goals established by the owners—not emotion—will guide the recommendation.
Offers and repair negotiations can be time-sensitive, so we’ll establish how approvals will be handled before they arrive.

A LITTLE ABOUT ME
I’m a Realtor, a wife and a mom, and I’ve called Temecula Valley home since 2005. I built my business around helping people—not pressuring them—and I treat my clients the way I would want someone to treat my own family.
For more than 20 years, I’ve worked alongside my husband, a certified appraiser. That experience taught me to look closely at value, condition, comparable sales and the details that can make a real difference in a purchase or sale.
I also bring more than 20 years of legal-assistant experience and work with legal-service vendors, including an eviction company. I’m comfortable with contracts, deadlines and complicated situations, but I’ll always explain things in plain English.
I’m accessible, honest and very protective of my clients’ money. I’m known as the deal hunter in my family—my kids will absolutely tell you about my coupons—and I bring that same practical mindset to every transaction.
I’m not here just for closing day. I want to be the person you can text for an honest opinion, a trusted local recommendation or help long after you get the keys.
